The same bricks in different hands give different houses. Vet the mason crew, tie payments to slab milestones, and hold quantities against the thumb rules.

Never rush the foundation gates

Backfill wants 7 to 10 days after the footing pour, and every slab needs its week before the next floor loads it. Schedule pressure here costs you in year three.

Pick materials by market, not fashion

Punjab builds in fired clay, Karachi builds in block, and both are right. What matters is grade — awal vs doem, mill steel vs re-rolled — and it shows up per line in your estimate.

Straight answers before you start

Are these real market rates?

Does it know my society's rules?

Can I use my own floor plan?

Yes. Upload your drawing, trace the rooms over it, set the scale once, and it becomes a measured 3D model costed room by room. Your drawing stays in your browser — it is not uploaded to our servers.

Is the estimate a quote?

No — it is an indicative, itemized engineering estimate at prevailing rates. Actual costs vary by contractor, site conditions and material availability. Use it to plan, compare quotes and negotiate from an informed position.
