Before you build
Things worth knowing before the first brick
01
Labour makes or breaks the grey structure
The same bricks in different hands give different houses. Vet the mason crew, tie payments to slab milestones, and hold quantities against the thumb rules.
Grey structure checklist →02
Never rush the foundation gates
Backfill wants 7 to 10 days after the footing pour, and every slab needs its week before the next floor loads it. Schedule pressure here costs you in year three.
Where corners get cut →03
Pick materials by market, not fashion
Punjab builds in fired clay, Karachi builds in block, and both are right. What matters is grade — awal vs doem, mill steel vs re-rolled — and it shows up per line in your estimate.
Brick or block? →04
Thekedari or turnkey — know the trade
Labour-rate contracts move material risk to you; with-material rates price that risk in. Neither is cheaper by nature. Get the quote itemized either way.
How contractors quote →05
Budget finishing before you sign
Bathrooms and the kitchen swing a 5 marla total by millions. Decide their tiers on a screen, before the tiles are on the truck and your negotiating power is gone.
The finishing traps →Society rules, built in
Built for DHA, Bahria, LDA and CDA rules
Every authority has its own limits on ground coverage, storeys, setbacks and basements. Select your society and the estimator constrains your design to what you are actually allowed to build, so the covered area and the price are grounded in your file, not a guess. Bylaws shown are researched from official documents and stamped with their source; always confirm final rules with your society office.
DHA Lahore
G+1, 35 ft, clear-space rules, mumty caps
Bahria Town

LDA schemes
Coverage, storeys and height by plot band
CDA Islamabad

Questions people ask
Straight answers before you start
Are these real market rates?
Yes — every material rate is researched, dated and sourced, and the few figures with no published market rate are clearly labelled as estimates. You can see the whole rate board, per city, with verification dates on the materials page.
Does it know my society's rules?
DHA Lahore, Bahria Town, LDA schemes and CDA Islamabad are built in — coverage, storey limits, setbacks, basements and mumty rules, encoded from the official documents with a confidence label on every figure. Always confirm final bylaws with your society office.
Can I use my own floor plan?
Yes. Upload your drawing, trace the rooms over it, set the scale once, and it becomes a measured 3D model costed room by room. Your drawing stays in your browser — it is not uploaded to our servers.
Is the estimate a quote?
No — it is an indicative, itemized engineering estimate at prevailing rates. Actual costs vary by contractor, site conditions and material availability. Use it to plan, compare quotes and negotiate from an informed position.
